Why Your Chimney Is Leaking — And What It Costs to Fix
If a damp patch on the chimney breast worsens after driving rain, it is the stack — and it is fixable.
The most exposed masonry on the house
A chimney stands proud of the roof taking wind-driven rain from every side, with no overhang protecting it. Mortar joints erode, flaunching cracks around the pots and the lead flashing where the stack meets the roof lifts or perishes. Water then runs down inside the stack and shows on the chimney breast, usually upstairs.
Damp or leak?
The tell is timing. Condensation damp is worst in cold weather generally, spread across cold walls. A leaking stack produces a stain that darkens specifically after heavy, wind-driven rain and is concentrated on or beside the breast.
Doing it properly
Correct repair means repointing in a matching mortar, renewing the flaunching, and forming soakers, a stepped cover flashing chased into the joint, a front apron and a back gutter in code-graded lead. Mastic and flashband over the joint is not a repair; it is a two-winter delay.
