Why Cork chimneys leak

A chimney stack is the most exposed masonry on the house, standing above the roofline taking wind-driven rain from every direction. Over time the mortar joints erode, the flaunching around the pots cracks, and the lead flashing where the stack meets the roof lifts or perishes. Water then travels down inside the stack and appears as a damp patch on the chimney breast, often in a bedroom.

Lead flashing done the traditional way

Correct lead work means soakers under each course of slates, a stepped cover flashing chased into the mortar joint and wedged, a front apron and a proper back gutter behind the stack. Anything less — a bead of mastic, a strip of self-adhesive flashband over the joint — is a temporary fix that fails within a couple of Cork winters.

We use code-graded lead sized correctly for the exposure and we chase into joints rather than surface-fixing. It costs more on the day and lasts decades longer.

Unused chimneys

If a stack is no longer in use, you have two sensible options: cap it with a vented cowl so it stays dry but the flue still breathes, or take it down below roof level and make the roof good. Sealing a flue completely without ventilation is how you end up with condensation and a smell of soot in the room below.
