Why Flat Roofs Leak — Ponding, Upstands and Bad Falls

It is almost never the membrane. It is the fall, the upstand or the outlet.

Ponding

If water still sits on the roof days after rain, the deck was never built with a proper fall. Standing water finds every weakness and degrades most membranes over time. The fix is firring the deck to build a genuine slope to the outlet, not laying new material over the old mistake.

Upstands and edges

Upstands too low against the wall, missing drip trims, or a flashing dressed over render instead of chased into a joint. This is where the majority of flat roof water actually enters, and it is invisible until it is not.

Outlets

A blocked or undersized outlet turns the whole roof into a pond. Clearing outlets should be part of annual maintenance on any flat roof, and it takes ten minutes.
