Flat Roof vs Slate Roof — Which Is Right in Cork?
It is rarely a straight choice. The right answer usually depends on the span, the sightlines and what sits above the room below.
Where flat wins
For extensions, dormers, garages and anywhere a pitched roof would block light to windows above, a flat roof is usually the sensible answer. Modern EPDM and fibreglass systems installed on a properly falling deck will give 25 to 30 years, which is a long way from the reputation flat roofs earned in the felt era.
Where slate wins
On the main house, a pitched slate roof is unbeatable for lifespan and for how the building looks — and on period properties in Cork city, Kinsale or Youghal it may effectively be required. It costs more up front and outlasts everything else on the building.
The real deciding factor
Neither system fails because of the material. Flat roofs fail on falls and edge detailing; slate roofs fail on fixings and underlay. Whichever you choose, spend the money on the detailing rather than on the headline product.
