How Long Does a Roof Last in Ireland?
The covering usually outlives the fixings and the underlay. That is the whole story of roof lifespan in Ireland.
Typical lifespans
Natural slate will comfortably see out a century and often outlives the rest of the building. Fibre cement slate and concrete tile are generally rated at 50 years or more. Modern EPDM and GRP flat roofs run 25 to 30 years; torch-on felt systems typically 15 to 25.
What actually fails first
Almost never the covering. It is the nails, the underlay felt, the ridge mortar and the lead flashings. This is why a hundred-year-old Cork slate roof can need stripping while every slate on it is still perfectly serviceable — and why we re-use sound slate wherever we can.
Getting the full life out of it
Clear the gutters annually, keep moss under control, rebed the ridge when the mortar cracks and replace flashings before they perish. That is genuinely most of it, and it is the difference between 40 years and 70.
