Most roof failures announce themselves months in advance. Here is what to look for.
What you can see from the ground
A five-minute walk around the house after heavy rain catches most developing problems. Look up at the ridge line, along the eaves and down the wall beneath every gutter joint.
- Slates or tiles visibly slipped, cracked or missing
- A wavy ridge line or cracked mortar along the ridge
- Green staining or moss growth heavy enough to hold water
- Water running down the wall instead of into the downpipe
- Sagging gutters or gutter joints dripping
- Flaking paint or soft timber on the fascia
What you can see from inside
Get into the attic with a torch on a bright day. Daylight visible through the roof covering, damp or dark staining on rafters and battens, or wet insulation all mean water is getting in. A musty smell with no visible drip usually means a slow leak that has been going on a long time.
Which ones are urgent
Ceiling stains, wet attic timbers and any tile visibly rocking in wind need dealing with now. Moss, minor gutter drips and one slipped slate can wait for a scheduled visit — but they will not fix themselves, and in Cork's climate they get worse quickly.
